Residential Land Title Research
MGB searches county recorded documents in order to determine vested interest in the subject property. Once legal ownership has been traced back to the current full value deed, we continue researching the country records until we find any and all encumberances, including: mortgages, refi's, judgments, liens, tax liens, and any other instrument which may attach to the subject property.
Commercial Property Research
The same type of procedure as the Residential Property Search but requires much more research time due to the number of documents normally recorded for commercial properties.
